Q. How much does an inspection cost?


We researched this question and found that there are countless inspection companies across the GTA, each with their own price breakdown. Prices vary from $225 all the way up to $900. We feel our prices are very competitive for the services we offer. If you are getting quotes, we only ask that you are fair when comparing our services. As the industry is unregulated, beware of the “bottom feeder”! If the price is any indication of professionalism and service, then you should definitely consider how much you are willing to pay.


Q. What are your qualifications?


The owner of Hilain Home Inspections carries the designation R.H.I. (Registered Home Inspector). We have achieved the highest level of educational requirements as set by the Ontario Association of Home Inspectors and performed a predetermined number of paid inspections. We must also complete annual educational updates in order to maintain this designation. R.H.I. is the only designation recognized by the Ontario Government. The Ontario Association of Home Inspectors Act, 1994 was created by Royal Assent on December 9, 1994 in the Ontario Legislature. No other association has accomplished this high level of standard.


Q. How long have you been inspecting homes and what did you do before this?


I have been inspecting homes on a full time basis since 2004. Prior to inspecting homes, I worked as a carpenter in the renovation industry from 1989 to 2004 (15 years.)


Q. How long does an inspection take?


The length of an inspection varies depending on the size and features of the home. A home under 1500 sq/ft containing one bathroom may take up to 2 hours, while a 2 storey home with 3 bathrooms and a finished basement may take 3 hours or more.


Q. Do I have to attend the inspection?


Absolutely! We strongly recommend you attend the inspection from the start. This way we can answer your questions and provide you with the vital information you need.


Q. What do you inspect?


We thoroughly inspect all the readily accessible features of the home. This includes all visible structure and mechanical systems, walking on the roof (if it is safe to do so), entering the attic space, operation of doors and windows, and exterior and interior finishes. Additionally, we use tools that will aid the inspection process.


Q. Do you determine if the house is a pass or fail?


We provide a detailed inspection and report based on the present condition of the house. Ultimately, the decision of whether you wish to proceed with the purchase or renegotiate the price is entirely up to you. Keep in mind that no home is perfect! A homebuyer should arrive at a home inspection with realistic expectations. If you are buying a 12–15 year old home, let’s face it, you may need a new roof covering. If you are buying a 60 year old home, you may have to update some plumbing or electrical. Don’t let this scare you away from a perfectly good home.


Q. Do you do repairs or recommend contractors?


No! We are a professional company specializing in home inspection services only. We consider it a conflict of interest for a home inspector to refer a contractor to perform repairs that are recommended in the report.


Q. Can we contact you after the inspection?


We encourage all of our clients to contact us if they have a question or concern with regards to the inspection report of their home – anytime. If necessary, we will revisit the home at no extra charge.


Q. Do I need to have my new home inspected?


A home inspection for Tarion warranty purposes is highly recommended. This is a service that we specialize in, as we have performed over 800 warranty inspections since we’ve been in business. We recommended the inspection be done before the end of the first year of possession, instead of a Pre Delivery Inspection; Ideally in the 11th month. This way the house has been exposed to all four seasons of our Canadian Climate, plus you can provide feedback on any performance issues so we can inspect and troubleshoot.


Q. Do you work on weekends?


Yes! We try our best to accommodate the schedules of all parties involved with the inspection.
