Thermal imaging is a powerful tool that enables the thermographer to see what the naked eye cannot. It reconstructs an image where each pixel represents the infrared energy and temperature that is emitted from the surface being viewed. Basically, cooler surfaces will appear darker than warm ones. This technology has been used for over 20 years by the military and many other professions, and now it’s reshaping the home inspection industry.

Beware! There are many unqualified inspectors using IR cameras as a tool to increase business (smoke and mirrors). Here are a few things to consider before you pay extra for an IR inspection.

  • A typical home inspection can last up to 3 hours which limits the time needed to do a full and proper thermal scan of the building. Ask your inspector exactly what they are using their IR camera to inspect.
  • The images that IR cameras produce are very complex and there are several site conditions to consider that can affect the cameras capabilities. It’s not a simple case of pointing the camera at a surface and viewing the image.
  • Only a qualified Thermographer can truly understand what the image is relaying. Sometimes the images need to be tuned on a computer for greater accuracy, or more than one visit to the site is necessary. Ask to see proof of certification before paying for an IR scan. The Inspector should at least be a Level 1 Thermographer as determined by the American Society for Non-destructive Testing (ASNT) SNT-TC-1A (2006).

Thermal House InspectionAn IR camera inspection has many advantages over a conventional, visual home inspection. It can uncover concealed moisture, water damage and mould, and even structural issues. It can locate electrical problems, pest infestation, and roof leaks. The camera can also be used to locate missing or low levels of insulation, and drafts around doors and windows so you will know which areas to improve for conserving energy.

Using an IR camera our Level 1 Thermographer will inspect all of the visible and readily accessible features of the home. This includes the exterior walls and roof (if the roof can be safely accessed), garage, all interior walls and ceilings, plumbing and electrical, and the attic space. We will provide a report including IR and digital images along with relevant recommendations.
